61–69 Broadwick Street and 46 Marshall Street

Shaftesbury Capital is pleased to share its vision for 61–69 Broadwick Street and 46 Marshall Street, bringing forward sensitive, retrofit-led proposals to create a high-quality flagship, retail-led destination in the heart of Soho.

The proposals seek to consolidate and enhance four existing ground-floor retail units on Broadwick Street into a single, flexible flagship space, while connecting this to 46 Marshall Street at the rear. This integrated approach will bring coherence to the site, strengthen the street-level experience, and support the long-term vitality of this part of Soho.

A key element of the vision is the opportunity to bring 46 Marshall Street back into active use. The building has been vacant since the relocation of the Samaritans to a new, purpose-built facility elsewhere in the borough. The proposals will sensitively refurbish and adapt the building, retaining the majority of the existing structure while introducing carefully considered interventions to improve its functionality, environmental performance and long-term sustainability.

The ambition is to deliver a sustainable, retrofit-first future for the site that enhances Soho’s vibrancy, supports high-quality retail and complementary uses, and respects the area’s historic urban character. The scheme has been designed to sit comfortably within its context, while acting as a considerate neighbour to surrounding residents and businesses.

Our proposals include:

  • The consolidation of four ground-floor retail units into a single flagship space with improved shopfronts and clearer entrances onto Broadwick Street.
  • A retrofit-led approach retaining the majority of the existing building fabric, supporting Westminster City Council’s sustainability objectives.
  • The removal of internal dividing walls and the rear wall to create a more open, efficient and flexible ground floor layout.
  • A new link and extension connecting Broadwick Street to 46 Marshall Street, improving permeability across the site.
  • The reactivation and sensitive refurbishment of 46 Marshall Street, bringing a vacant building back into productive use.
  • Improvements to Marshall Yard, including greening and the introduction of a green roof.
  • A carefully considered design response to servicing, plant, daylight, privacy and neighbouring amenity.
